HOW DOES A CONSTRUCTION LOAN WORK?

DO I NEED TO BE PRE-APPROVED ALREADY
TO GET STARTED?

No, you do not need to be pre-approved for a home loan to get started working with us. We do require a pre-approval letter from a lender when signing a purchase agreement.

HOW DO I GET FINANCING TO BUILD A HOME?

WHEN IS THE BEST TIME TO BUILD?

We want you to completely understand how a construction loan works. Please contact us via email or phone so we can explain the process.

Spring is the most ideal time to start a build, but we can build any time of the year - weather permitting.

DO YOU BUILD IN THE WINTER?

HOW DO I FIND THE PERFECT FLOOR PLAN?

Yes, but winter costs may occur. Depending on timeline we may be particular about when we dig the foundation.

We have a collection of spec. home floor plans to choose from for ranch, 2 story, and 1.5 story homes. We also love working with clients  to create custom floor plans to fit your specific needs!

WHAT IF I STILL NEED TO SELL MY HOME?

SHOULD I BUY LAND BEFORE HIRING A BUILDER?

We have a team to help make your transition into your new home seamless. Our realtors can work with you on selling your current home, and making sure everything is set up to get into your Berkey Home, which may include a "Subject to Sale" purchase agreement.

We recommend working with us prior to purchasing land to ensure your desired floor plan can be achieved. However, you certainly can secure a lot and we will work to make sure the floor plan fits!

WHAT ARE THE STEPS FOR BUILDING A CUSTOM HOME?

With over 20+ years experience, we have built all sorts of home types and styles. We love creating new and innovative designs for our clients.

After getting your pre-approval letter to determine your budget, we will work with you to find the perfect lot and design your floor plan. After finalizing your "wants" and presenting pricing, a Purchase agreement will be signed and construction can start.

WHAT CAN I EXPECT WITH THE
PURCHASE AGREEMENT?

WHAT SHOULD I BRING TO OUR INITIAL
"MEET & GREET" CONSULTATION?

The purchase agreement must be signed before construction can start. The PA includes the final home price, spec. list of items included in the home, allowances, and floor plan.

For our first meeting, please bring your wish list, inspiration photos and/or floor plans, and lot information if you already have secured the land.

HOW DO PAYMENTS WORK DURING THE BUILD?

WHAT TYPE OF HOME WARRANTY DO YOU PROVIDE?

For custom homes, a down payment is required at time of contract signing. The remainder will be paid at closing.

We provide a 1-year home warranty.

CAN I VISIT MY HOME WHILE ITS UNDER CONSTRUCTION?

WHAT EXTRA COSTS SHOULD WE EXPECT ABOVE THE ORIGINAL BID? 

We want you to visit and see the progress of your new home. However, for liability purposes, we do ask that you call first or schedule an appointment with a member of our team to ensure your safety around the construction site. 

When you sign your Purchase Agreement with the final home price, that number will always remain the same unless you choose to add any upgrades/changes during the remainder of the project. The only unforeseen price change would be if any subsoil items arise (such as expansive soil) as this wouldn't be evident until digging occurs.

CAN WE PERFORM WORK OURSELVES (SWEAT EQUITY) ON THE NEW HOME?

WHEN CAN I START MOVING MY POSSESSIONS IN TO MY NEW HOME?

To ensure quality standards, and due to liability reasons as noted above, we do not allow sweat equity on new construction homes. Enjoy the process and let us build the home of your dreams!

After closing - the house is considered "ours" until closing documents are signed and finalized.

CAN YOU PROVIDE A TYPICAL "COST PER SQUARE FOOT" TO BUILD WITH YOU?

We would rather provide you with a ballpark total cost, if you give us about 5-10 days we can give you a more accurate price. The problem with a "Price/SF" is it varies so much from house to house. What should be included in the "Square footage count" - garage and house or house and basement? Every builder is different, so it also doesn't give you a good "apples to apples" comparison as you make your decision on a builder (although we recommend choosing your builder based on your relationship and comfortability with the team rather than price alone.)
